Four new centres launched under low-risk operating and management agreements - 14.08.2007

MWB Business Exchange Plc, the AIM-listed second largest provider of contemporary flexible offices in the UK, today announces that it has signed four key Operating and Management Agreements ('OMAs') as part of its stated strategy to balance the Company's risk profile.

The new centres are in Newcastle, Manchester and two in the City of London.

These latest agreements also reflect Business Exchange's objectives of expanding both its premier five-star serviced office brand into key regional markets and its low cost alternative, City Executive Centres, into the important Central London market.

As a result of these new OMAs Business Exchange will operate a total of 58 centres providing more than 15,500 workstations. Of the total approximately one-third, 19 centres, are operated under OMAs.

It is also anticipated that, once fully established, the new centres will generate approximately £450,000 a year in management fees and profit share without the Company investing substantial amounts in capital expenditure or assuming the liability of conventional leases.

John Spencer, Business Exchange CEO, said: 'These new centres reflect our strategy of expanding through low-risk OMAs where there is no liability for either Capex or long term conventional lease liabilities.

'Also, in the case of Newcastle and Manchester, it enables us to expand into two
key regional markets, which has been a priority for some time. Additionally, the new City centres allow us to offer a lower cost alternative to the more traditional five-star centre through our CEC brand.'

In Newcastle Business Exchange has signed a 10-year OMA on a 31,000 sq ft building that forms part of a newly developed business park only 10 minutes from the city centre, five minutes to the A1 and only 12 minutes from Newcastle
Airport.


The centre will provide 385 workstations as well as meeting and conference room accommodation for up to 30 people when it opens in October 2007 following a £1.7m fit out by Grantax Developments, which also developed the business park.


While in Manchester the Company has signed an OMA on 22,000 sq ft of prime office space at

61-67 King Street, in the heart of the city's vibrant retail and business district, with AWG Property Limited ('AWG'). The OMA will run for approximately 12 years, expiring at the end of March 2019, and once AWG's high quality fit out is completed next month there will be 243 workstations and eight meeting and conference rooms.


Meanwhile, in the City of London Business  Exchange has opened two new centres under its City Executive Centres brand following the signing of a 10-year OMA with the Merchant Taylors Company, owners of two buildings on  Threadneedle Street, EC2, and Finch Lane, EC3. The buildings provide a further 18,000 sq ft of space and an additional 182 workstations.
